2. Get Preapproved
Preapproval is an essential step for any homebuyer. A preapproval letter lets your real estate agent and home sellers know that you’re a serious buyer and that your credit and income likely qualify you for a home loan.
As you work toward preapproval, expect to answer questions and provide verification regarding your income and employment. Your loan team will also work to obtain your certificate of eligibility from the Department of Veterans Affairs.
Documents you may need to provide during preapproval include:
- Pay Stubs
- Tax Returns and W2s
- Employment History
- Bank/Investment Statements
- Evidence of Real Estate Assets
- A copy of your DD214 or Statement of Service
3. Find an Agent and Begin Your Home Search
It’s important that your real estate agent knows the ins and outs of the VA Loan so they can structure help you get the most out of your VA homebuying benefit.
4. Make an Offer
When you find the perfect home, it’s time to submit an offer along with a copy of your preapproval letter. A real estate agent who really knows VA loans can help you craft a strong offer that maximizes your budget and your home loan benefits. In addition to the VA home loan’s $0 down option, many military buyers ask for the sellers to cover some or all of their closing costs.
5. Processing & Closing
Once you’re under contract to purchase a home, you’ll work with your loan team to finalize your financing. This stage of the approval process is two-fold: we’ll need to verify your ability to make steady mortgage payments and that your new home meets the VA’s property requirements.
It is the underwriter’s job to ensure that everything in your loan file is accurate. Once the loan is approved, a closing date will be scheduled. At closing, you’ll sign paperwork, finalize your VA Loan and take ownership of your new home.
